Does a New HVAC System Really Add Home Equity?

Is getting a new HVAC system when selling your house worth it? You’ve heard from your local HVAC contractor that it is … but are they telling the truth?

Did you know that the amount that Americans spend on remodeling their home increases by 7% EVERY year? But the return on investment is only about half. As in, not only are they not making returns on these remodels, but they are losing thousands of dollars! That’s obviously not what we want when we start a renovation project. We expect to make money off it when we sell our home! So, what type of renovation is more likely to actually give you good returns?

HVAC returns

According to the Department of Energy, if your HVAC system is energy-efficient, your total home value goes up by 5 to 8%! All of this means you do have a chance to make money … if you play your cards right. And we’re going to tell you how to do just that:

  • Consider the age of your current HVAC system. Is it less than 10 years old? So, you probably wouldn’t make your money back even with the most upgraded, technologically advanced HVAC system.
  • If it’s less than 10 years old but not functioning optimally, do this calculation after you’ve gotten a price quote on a repair, to see whether it’s worth it: multiply the cost of the repair by how old your unit is, in years. If the total is less than $5,000, then the HVAC repair is worth it before selling your home. If the total is more than $5,000, then, not so much …. you probably aren’t going to make your money back!
  • Consider your local climate. The harsher the climate, the more likely it is that buyers will see the true value of HVAC system upgrades or a replacement! As you know, Western Washington and Eastern Washington have two pretty different climates, and Yakima is smack dab in the middle of those! With winters often getting down to 20° and summers often getting up to 90°, Yakima home buyers WILL appreciate a new or updated HVAC system.

One other consideration

Of course, home renovation when selling your house isn’t just all about making the money back on the renovation itself … it’s also about, well, selling your house! HVAC upgrades and replacements will increase your home value and actually get buyer interest, and that’s what makes them worth it! Some of these upgrades include fiberglass insulation and ductwork upgrades, not just a new A/C or furnace. Also, a new roof that conserves heat in your home is a smart investment according to the National Association of Realtors, making homeowners back up to 105% of the renovation cost!
